Las Vegas 3PL warehouses

Las Vegas 3PL warehouses for one-day reach across the Southwest

Las Vegas puts inventory 270 miles from Los Angeles with no state income tax and no tax on inventory held for sale. Rent, vacancy and access change a lot between submarkets: infill Southwest space runs near 6% vacant, while big new boxes in North Las Vegas compete for tenants. Partner names stay private until your team chooses who to meet.

Las Vegas 3PL market at a glance (October 2026)

Las Vegas fits Western DTC brands that want next-day ground to Southern California, Arizona and Utah from one node, without paying Inland Empire rent. It is not a single-node answer for brands with large East Coast or Southeast demand, which lands in the farthest ground zones from here.

Ground reach

Next-day freight to 80% of the 11-state West, and nearly every Western city in two days (UNLV CBER). Los Angeles is 270 miles away. The East Coast sits in USPS Zones 7-8.

Warehouse rent

$1.08/SF/month NNN average asking (Cushman & Wakefield, Q3 2026). Range runs from $0.87 in Apex to $1.29 near the airport (CBRE, Q2 2026).

Labor floor

$12.00/hour statewide, one rate since July 1, 2024. Workers under $18.00/hour earn daily overtime after 8 hours (Nevada Labor Commissioner, 2026 bulletins).

Sales tax trigger

$100,000 in Nevada sales or 200 transactions in the current or prior year. Inventory in a Nevada warehouse counts as physical presence (Nevada Department of Taxation).

Air cargo

Harry Reid (LAS) all-cargo landed weight was 383.2 million lbs in 2025, down 26% and ranked 65th. Ontario (ONT) handled 4.9 billion lbs (FAA, CY2025).

Las Vegas isn't one market. Pick the corridor before the 3PL.

A building in Apex, 20 minutes up I-15 from the city, can rent for about a third less than space near Harry Reid, but it adds drive time for labor and parcel pickups. Henderson and North Las Vegas sit on opposite sides of the valley, so the submarket sets your linehaul, labor pool and rent before any 3PL quotes a storage rate.

Submarket
What it is built for
2026 market read
Southwest (Las Vegas, Enterprise, Spring Valley)
Infill fulfillment that needs fast access to I-15 south toward California, the resort corridor and the deepest labor pool in the valley. A strong default for DTC brands with mid-size footprints.
6.3% vacancy, $1.23/SF/month NNN direct asking (CBRE, Q2 2026); Cushman & Wakefield put Southwest asking rent at $1.26 in Q3 2026. Southwest and East Henderson hold about 72.7% of expected Q4 2026 completions (Cushman & Wakefield, Q3 2026).
Airport / Harry Reid (Paradise, Whitney)
Older, smaller-bay buildings close to Harry Reid International, the Strip and central freeways. Fits brands that value short-haul delivery, events and hospitality supply over large blocks.
4.6% vacancy and 10.2% availability, $1.29/SF/month NNN direct asking, the highest in the metro (CBRE, Q2 2026). The Airport submarket returned 66,081 SF in Q3 2026, the most of any submarket (Cushman & Wakefield, Q3 2026).
North Las Vegas / Speedway (North Las Vegas, Speedway corridor)
Modern bulk distribution along I-15 north, near Las Vegas Motor Speedway, Union Pacific rail and the region's largest parcel buildings. Fits high-volume DTC and retail replenishment.
9.4% vacancy, $0.90/SF/month NNN direct asking, 600,000 SF absorbed in Q2 (CBRE, Q2 2026). North Las Vegas led Q3 2026 absorption at 458,178 SF and logged about 1.3 million SF of leasing (Cushman & Wakefield, Q3 2026).
Apex / I-15 North (Apex, Garnet Valley)
Large new big-box and rail-adjacent sites about 20 minutes north of Las Vegas on I-15 and US 93. Fits brands that need 300,000 SF or more and can trade commute time for the lowest rents.
28.2% vacancy, $0.87/SF/month NNN direct asking, 1.4 million SF under construction (CBRE, Q2 2026). Big new boxes are leasing, but large-block concessions are the norm, and data center buyers are competing for power-served land (Cushman & Wakefield via REBusiness, June 2026).
Henderson (West Henderson, East Henderson)
Newer Class A product south and east of the valley along I-215 and I-11, with access to the Boulder City corridor toward Arizona. Fits brands shipping into Phoenix or wanting newer buildings.
11.3% vacancy, $1.07/SF/month NNN direct asking, 3.1 million SF under construction, the largest pipeline in the metro (CBRE, Q2 2026). West Henderson absorbed 293,199 SF and East Henderson leased 536,927 SF in Q3 2026 (Cushman & Wakefield).
Central / West Central (Las Vegas, Valley View, Arts District)
Older, tight infill buildings between downtown and the Strip along I-15 and US 95. Fits small-bay storage, local B2B delivery and brands that need under 50,000 SF.
3.6% vacancy, the tightest in the metro, $1.09/SF/month NNN direct asking, no new construction (CBRE, Q2 2026). About 95% of Q1 2026 leases across the metro were under 50,000 SF, which keeps small-bay space scarce (Cushman & Wakefield via REBusiness).

Rents are average direct asking rates in dollars per square foot per month on a triple-net (NNN) basis, before taxes, insurance and common-area charges; a 3PL's storage rate per pallet is a separate number.

Why brands put inventory in Las Vegas, and what quietly changes the math

The six things that move a Las Vegas fulfillment quote after the tour.

Your import freight comes up I-15 through one mountain pass

Most ocean freight bound for Las Vegas lands at the Los Angeles and Long Beach ports and trucks 270 miles up I-15 through the Cajon Pass. That pass is a single point of failure. On August 17, 2022, the Bronco Fire closed three northbound lanes near Devore, and on August 7, 2026, a crash near Cleghorn Road held a lane closed for hours with traffic backed into Hesperia. Las Vegas has Union Pacific access, including the Apex site on UP's Caliente Subdivision, but most ecommerce inventory still arrives by truck.

Ask: Do you quote container drayage from the LA and Long Beach ports to this building, or should we transload in Southern California first? What happens to my receiving appointments when I-15 closes at Cajon Pass?

The parcel network is built in North Las Vegas, so your building's side of the valley matters

FedEx Ground opened a 650,000 SF regional sortation facility in North Las Vegas (reported November 2020). Amazon added an 800,000 SF fulfillment center in North Las Vegas (announced April 2018) and a delivery station there in 2021. USPS opened a Sorting and Delivery Center in Henderson in April 2025 as part of a $32 million Nevada investment. From here, the West Coast sits in USPS Zones 1-2 and the East Coast in Zones 7-8.

Ask: What are your daily pickup cutoffs for UPS, FedEx and USPS, and do you inject at the North Las Vegas hubs directly? Which zones and ground days do my top 20 destination ZIPs get from this building?

A $12 wage floor, but daily overtime is the line item that surprises brands

Nevada's minimum wage is $12.00 an hour for all employees, a single rate since July 1, 2024, when the lower health-benefits tier was eliminated. The Labor Commissioner kept $12.00 for 2026. Nevada also has daily overtime: workers earning under $18.00 an hour get overtime after 8 hours in a 24-hour period, not just after 40 in a week. Since April 29, 2025, Nevada OSHA has enforced a heat illness rule that requires employers with more than 10 employees to complete a job hazard analysis and, where risk is found, a written plan covering water, rest and cooling.

Ask: Are peak-season 10-hour shifts priced with Nevada daily overtime included? Is your heat illness plan current, and how do you cool the dock and pick areas in July?

Sources: Nevada Labor Commissioner, 2026 Minimum Wage Bulletin; Nevada Labor Commissioner, 2026 Daily Overtime Bulletin; Nevada Business and Industry, April 2025.

No income tax and no inventory tax, but stored stock still creates sales tax nexus

Nevada levies no personal income tax, and NRS 361.068 exempts personal property held for sale by a merchant from property tax, so inventory sitting in a Las Vegas warehouse is not taxed as property. Sales tax works differently. Remote sellers must collect once they pass $100,000 in Nevada sales or 200 transactions in the current or prior year, and the Department of Taxation treats inventory in a Nevada warehouse as physical presence. Businesses with Nevada gross revenue above $4 million also file the Commerce Tax. Confirm your position with a tax advisor before you ship in.

Ask: Will you provide monthly inventory-by-location reports my tax advisor can use for Nevada filings? Do you hold any of my stock in a second Nevada building?

Sources: Nevada Department of Taxation, Marketplace FAQs; NRS 361.068; Nevada Department of Taxation, Commerce Tax.

120 degrees is now a real number, and it hits products, people and power

Las Vegas hit 120 degrees on July 7, 2024, its first reading that high in recorded history, during a streak of 110-plus days that began July 3. Heat-sensitive goods (supplements, cosmetics, candles, chocolate) need conditioned space and fast dock turns, not just a roof. Water is a constraint too: Nevada is under a Tier 1 Colorado River shortage through 2026 with a 21,000 acre-foot cut, and the Southern Nevada Water Authority has barred evaporative cooling in new commercial buildings.

Ask: Is the storage area air conditioned or only evaporative cooled, and what temperature does it hold in July? How long do inbound trailers and outbound parcels sit on an unshaded dock?

Sources: ABC7, July 8, 2024; 8 News Now, August 15, 2025; Las Vegas Sun.

Big-box space is soft, small-bay space is not, so negotiate by size

Las Vegas has added more than 40 million SF of industrial space since 2021, and CBRE put Q3 2026 vacancy at 8.7%, down from a 10.4% high a year earlier, as 1.5 million SF of absorption beat 1.1 million SF of deliveries. Cushman & Wakefield measured 9.6% vacancy in Q3 2026, with 5.5 million SF under construction and asking rent flat at $1.08. The split matters: about 95% of Q1 2026 leases were under 50,000 SF, while large blocks carry heavy concessions. Brokers expect meaningful tightening by mid-to-late 2027, so lock longer storage terms while big-box supply is loose.

Ask: When does your lease on this building expire, and can my storage rate be held for 24 months? Is my space in a new big-box building or an older small-bay one?

Las Vegas 3PL questions brands actually ask

Is Las Vegas a good location for a single-node DTC warehouse?

Yes, if most of your customers are in the West. Southern Nevada offers next-day freight to 80% of the 11-state Western region and two-day reach to nearly every Western city (UNLV CBER). Brands with heavy East Coast or Southeast demand should pair Las Vegas with an eastern node, because those customers sit in USPS Zones 7-8 from here.

How much does warehouse space cost in Las Vegas in 2026?

Average industrial asking rent was $1.08 per SF per month NNN in Q3 2026, up one cent year over year (Cushman & Wakefield). By submarket, CBRE's Q2 2026 direct asking rents ran from $0.87 in Apex and $0.90 in North Las Vegas to $1.23 in the Southwest and $1.29 near the airport. A 3PL's per-pallet storage rate builds on that rent plus labor, power and margin.

Which Las Vegas submarket is best for a 3PL warehouse?

For most DTC brands, the Southwest is the best balance of labor access, I-15 reach toward California and tight 6.3% vacancy (CBRE, Q2 2026). North Las Vegas suits high-volume brands that want newer bulk buildings near the FedEx Ground and Amazon facilities at about $0.90 per SF. Henderson fits brands shipping heavily into Phoenix.

How does the Las Vegas summer heat affect fulfillment?

It raises the risk to heat-sensitive products and adds labor rules. Las Vegas hit a record 120 degrees on July 7, 2024, and Nevada OSHA has enforced a heat illness rule since April 29, 2025 for employers with more than 10 employees. Confirm the building is air conditioned, not just evaporative cooled, and ask how long parcels sit on the dock.

How does freight get from the Los Angeles ports to Las Vegas?

Mostly by truck, 270 miles up I-15 through the Cajon Pass. That pass closes for fires and crashes, such as the August 17, 2022 Bronco Fire and an August 7, 2026 crash that backed traffic into Hesperia. Ask whether the 3PL drays containers directly from the ports or expects you to transload in Southern California first.

Does storing inventory in a Nevada warehouse change my sales tax?

Yes, it can create sales tax nexus. The Nevada Department of Taxation treats inventory in a Nevada warehouse as physical presence, separate from the $100,000 or 200-transaction economic nexus threshold. Nevada does not tax inventory held for sale as property (NRS 361.068) and has no personal income tax. Confirm your obligations with a tax advisor.

What should I ask a Las Vegas 3PL before signing?

Ask five things. Is the storage area air conditioned, and what does it hold in July? Are peak shifts priced with Nevada daily overtime for workers under $18.00 an hour? What are your pickup cutoffs at the North Las Vegas parcel hubs? Do you dray containers from LA and Long Beach, and what is the plan when Cajon Pass closes? When does your building lease expire?

How does 3PL Bridge choose which Las Vegas warehouses appear here?

Every facility belongs to an operator with a signed agreement with 3PL Bridge, and each profile reflects what the facility runs today: order volume, certifications, systems and retail programs. Operator names stay private until the brand chooses who to meet. There is no cost to brands.
