Reno 3PL warehouses

Reno 3PL warehouses for brands shipping the whole West

Reno puts inventory one truck day from the Bay Area, Sacramento and Los Angeles without California's cost base. The catch is Donner Pass, a tight labor pool next to TRIC, and real rent gaps between Sparks and the North Valleys. Compare vetted Reno-Sparks facilities by volume, systems and retail programs. Partner names stay private until your team chooses who to meet.

Reno 3PL market at a glance (October 2026)

Reno is the right single West Coast node for brands whose customers are concentrated in California and the Mountain West and who want Nevada's tax and rent profile. It is not the right single node for a national DTC brand with heavy East Coast demand, which should pair it with a central or eastern warehouse.

Ground reach

One truck day to the Bay Area, Sacramento, Los Angeles, Phoenix, Portland and Boise; two days to Montana, Wyoming, Colorado and New Mexico (EDAWN). The East Coast is a multi-day ground trip.

Warehouse rent

$0.84/SF/month NNN average asking, 11.8% vacancy (Cushman & Wakefield, Q3 2026). CBRE reports 9.3% vacancy for Q3 2026.

Labor floor

Nevada minimum wage $12.00/hour (Labor Commissioner bulletin, July 1, 2026). Daily overtime after 8 hours in 24 for workers under $18.00/hour.

Sales tax trigger

$100,000 in Nevada sales or 200 transactions in the current or prior year. Inventory in a Nevada warehouse counts as physical presence (Nevada Department of Taxation).

Ports and rail

Port of Oakland is about 240 miles west over I-80. Port of Nevada in Fernley has direct Union Pacific intermodal service to Oakland since June 2024; TRIC is served by UP and BNSF.

Vetted network

10 facilities across 2 submarkets, each run by an operator with a signed 3PL Bridge agreement. No cost to brands.

Reno-Sparks isn't one market. Pick the corridor before the 3PL.

A building near the airport in central Reno and one out at McCarran in the Tahoe Reno Industrial Center sit in the same metro but draw on different labor commutes, different rent bands and different distances from the I-80 climb to Oakland. Choose the corridor first, because it sets the rent, the hiring pool and the parcel pickup times before any 3PL quotes a price.

Submarket
What it is built for
2026 market read
Sparks (Sparks, Spanish Springs)
The metro's core distribution corridor along I-80 and the UP main line, built for mid-size DTC and B2B operations that need fast access to carriers and the largest local labor pool.
7.7% vacancy, $0.88/SF/month NNN asking (CBRE, Q2 2026). Sparks drew 672,104 SF of leasing in Q3 2026, 45.2% of the metro total, plus 393,720 SF of positive absorption (Cushman & Wakefield, Q3 2026).
North Valleys (Stead, Lemmon Valley, Cold Springs)
Newer big-box product along US-395 north of Reno, built for high-volume ecommerce that wants modern clear heights and is willing to trade a longer commute for lower rent.
13.0% vacancy, the highest in the metro, at $0.80/SF/month NNN (CBRE, Q2 2026). The submarket still absorbed 885,000 SF in Q2 2026, so the newest space is leasing even while availability stays high.
Tahoe Reno Industrial Center / East Valley (McCarran, Patrick)
Large-footprint campuses on I-80 in Storey County with UP and BNSF rail, built for bulky goods, high-pallet storage and operators that want rail-served sites.
11.0% vacancy at $0.74/SF/month NNN, the lowest asking rent in the metro, with 652,000 SF under construction (CBRE, Q2 2026). Storey County added 389,473 SF of absorption in Q3 2026 (Cushman & Wakefield) as data center demand competes for the same land and labor.
Central / Airport (Reno-Tahoe International, Glendale)
Older, smaller infill buildings near the airport and downtown, built for fast-turn parcel, air-dependent freight and brands that want the shortest drive to Reno-Tahoe International cargo.
6.7% vacancy, the tightest in the metro, at $0.93/SF/month NNN, the highest asking rent (CBRE, Q2 2026). Little new supply means space here leases quickly when it opens.
South Reno (South Meadows, Double Diamond)
Flex and mid-bay industrial near I-580 and US-395 toward Carson City, built for smaller brands, kitting and value-add work close to south Reno's residential labor pool.
7.3% vacancy at $0.88/SF/month NNN (CBRE, Q2 2026). South Reno returned 195,957 SF to the market in Q3 2026 (Cushman & Wakefield), so more options opened up this fall.
West Reno (Mogul, Verdi)
A small pocket of industrial on I-80 west of downtown, built for brands that want the first exit off the Sierra for California inbound and are fine with limited inventory of buildings.
7.7% vacancy at $0.87/SF/month NNN with no space under construction (CBRE, Q2 2026). It is the smallest submarket, so options appear rarely.

Rents are average asking rates in dollars per square foot per month, triple net (NNN), as reported by CBRE for Q2 2026; operating expenses, taxes and insurance are billed on top, and 3PL storage pricing per pallet already includes them.

Why brands put inventory in Reno, and what quietly changes the math

Reno wins on reach, tax and rent versus California, but Donner Pass, the TRIC labor pull and a falling air cargo base decide whether a given 3PL can deliver on it.

Your import containers cross Donner Pass, or they ride Union Pacific from Oakland

Most Reno inbound starts at the Port of Oakland, roughly 240 miles west, and moves by truck over I-80 or by rail. Since June 2024, the Port of Nevada in Fernley has offered direct Union Pacific intermodal service to Oakland, an alternative to drayage over the Sierra. The rail line has its own winter history: Union Pacific's Donner route was closed for six days in the 2011 season when the Sierra took 58 feet of snow (Railfan). Trucked containers face chain controls and truck holds that can turn a same-day dray into a two-day one.

Ask: Do you receive containers by truck from Oakland, by rail through Fernley, or both, and what is your detention and storage policy when a winter closure delays a booked appointment?

One truck day covers California, but parcel networks here are thinner than LA or the Inland Empire

EDAWN data shows one-day truck service from Reno-Sparks to the Bay Area, Sacramento, Los Angeles, Phoenix, Portland and Boise, and two days to Montana, Wyoming, Colorado and New Mexico. FedEx built a 334,000 SF automated distribution facility on Mustang Road east of Sparks, breaking ground in 2016. Amazon closed its Reno big-and-bulky fulfillment center on August 2, 2025 and opened a same-day delivery hub (SNV4) on Herz Boulevard in south Reno in April 2026. Reno-Tahoe International Airport handled 83.6 million pounds of cargo in 2025, down 18.3% from 2024, so late air cutoffs are not guaranteed.

Ask: What are your daily carrier pickup times for UPS, FedEx and USPS, and what share of your current outbound reaches California in one day by ground?

Sources: Northern Nevada Business Weekly, March 2018 (EDAWN data); Reno-Tahoe Airport cargo statistics, December 2025; KOLO, April 23, 2026.

The $12 minimum wage is not the real labor floor when TRIC is hiring

Nevada's minimum wage is $12.00 an hour per the Labor Commissioner's July 1, 2026 bulletin, regardless of health benefits. Nevada also requires daily overtime after 8 hours in a 24-hour period for workers earning under $18.00 an hour, which matters for 10-hour peak shifts. The real competition is in Storey County: Tesla's Gigafactory Nevada is the county's largest employer at 5,000 to 9,999 workers (Nevada DETR, 2026), and a $4.6 billion, 2 million SF data center project on USA Parkway expects 1,500 construction jobs at peak (KOLO, May 20, 2026). Warehouse wages and turnover follow those projects, not the statutory floor.

Ask: What is your starting warehouse wage today, how has turnover changed since the TRIC data center projects started, and do you schedule shifts around Nevada's daily overtime rule?

Sources: Nevada Labor Commissioner, 2026 minimum wage bulletin; Nevada Labor Commissioner, 2026 daily overtime bulletin; KOLO, May 20, 2026.

Nevada skips the inventory tax, but your stock still creates sales tax presence

Nevada exempts personal property held for sale by a merchant from property tax under NRS 361.068, the Freeport-style rule that keeps stored inventory off the tax roll, and the state has no personal income tax. Remote sellers must collect Nevada sales tax once they pass $100,000 in Nevada sales or 200 transactions in the current or prior calendar year. Inventory in a Nevada warehouse counts as physical presence, though the Department of Taxation says a seller whose only Nevada tie is inventory in a marketplace facilitator's fulfillment center, selling only through that facilitator, does not need a permit. The combined rate in Washoe County was 8.265% as of 2024 (SalesTaxHandbook). Confirm your obligations, including Nevada's Commerce Tax, with a tax advisor.

Ask: Will you provide inventory location reports by state for our tax filings, and do you store any of our stock outside Nevada, such as in California overflow space?

Sources: Nevada Department of Taxation, Marketplace Facilitator/Seller FAQs; NRS 361.068.

Donner Pass closures and wildfire smoke are the two risks to plan into SLAs

I-80 over Donner Summit closes several times most winters. A March 2024 blizzard dropped more than 100 inches of snow over four days and stranded dozens of tractor-trailers until the highway reopened March 4 (AccuWeather). On Christmas Eve 2025 semis were barred after the summit reopened to cars, and on February 17, 2026 I-80 closed at the state line for nearly a day, with trucks held eastbound under chain controls the next morning (KTVN, KRNV). Summer brings smoke: the Davis Fire in September 2024 burned 5,824 acres south of Reno, closed I-580 and put about 20,000 people under evacuation orders.

Ask: How many shipping days did you lose to I-80 closures or smoke in the last two years, and do you reroute California-bound freight via US-50 or hold it?

Vacancy is falling and construction is thin, so today's storage rates will not last

Cushman & Wakefield put Reno industrial vacancy at 11.8% in Q3 2026, down 60 basis points from the prior quarter, with average asking rent at $0.84/SF/month NNN, up $0.02 year over year. CBRE measured vacancy at 9.3% in Q3 2026, down from 10.9% in Q1, with 701,000 SF of absorption, no deliveries and only 802,000 SF under construction. Leasing reached 6.4 million SF year to date (Cushman & Wakefield). With little new supply coming, 3PLs with expiring leases will reprice storage, and data center suppliers are taking space in the East Valley.

Ask: When does the lease on this building expire, and will you cap storage rate increases for the length of our agreement?

Reno 3PL questions brands actually ask

Is Reno a good location for a single-node DTC warehouse?

Reno works as a single node for brands whose customers sit mostly in California and the West, since EDAWN data shows one-day truck service to the Bay Area, Sacramento, Los Angeles, Phoenix, Portland and Boise. It is a weak single node for brands with heavy East Coast demand, which is a multi-day ground trip. Those brands should pair Reno with a central or eastern warehouse.

How much does warehouse space cost in Reno in 2026?

Average asking industrial rent in Reno was $0.84 per square foot per month NNN in Q3 2026, up $0.02 year over year (Cushman & Wakefield). By submarket, CBRE's Q2 2026 figures range from $0.74 in the East Valley and TRIC to $0.93 near the airport. 3PL storage is priced per pallet or per bin and already includes these costs.

Which Reno submarket is best for a 3PL warehouse?

Sparks is the default for most ecommerce brands because it has the deepest labor pool and took 45.2% of Q3 2026 leasing (Cushman & Wakefield). The North Valleys offer newer big-box space at $0.80/SF/month with 13.0% vacancy, and TRIC has the lowest rent at $0.74 (CBRE, Q2 2026). Central and airport space is tightest at 6.7% vacancy.

How often does Donner Pass close, and does it delay Reno shipments?

I-80 over Donner Summit closes or restricts trucks several times most winters, and those closures delay California-bound freight and inbound containers. Recent examples include a March 2024 blizzard that closed the highway until March 4, a truck ban on December 24, 2025, and a nearly day-long closure on February 17, 2026. Build winter buffers into your SLAs.

How do import containers get from the Port of Oakland to Reno?

Containers move by truck over I-80, about 240 miles, or by Union Pacific rail to the Port of Nevada in Fernley, which has offered direct intermodal service with Oakland since June 2024. Truck drayage is faster in good weather but exposed to Sierra closures. Ask each 3PL which route they use and how they handle detention during storms.

Does storing inventory in a Nevada warehouse change my sales tax?

Yes, inventory in a Nevada warehouse counts as physical presence, so you will generally need a Nevada sales tax permit. Remote sellers without inventory register once they pass $100,000 in Nevada sales or 200 transactions in the current or prior year (Nevada Department of Taxation). Nevada does not tax merchant inventory as property under NRS 361.068. Confirm your situation with a tax advisor.

What should I ask a Reno 3PL before signing?

Ask five local questions. How many shipping days did you lose to Donner closures last winter, and what is your plan for California freight? What is your starting wage and turnover given TRIC hiring? When does your building lease expire, and will you cap storage increases? Do you receive containers by truck from Oakland or rail through Fernley? What are your daily UPS, FedEx and USPS pickup cutoffs?

How does 3PL Bridge choose which Reno warehouses appear here?

Every facility belongs to an operator with a signed agreement with 3PL Bridge, and each profile reflects what the facility runs today: order volume, certifications, systems and retail programs. Operator names stay private until the brand chooses who to meet. There is no cost to brands.
