Miami 3PL market at a glance (October 2026)

Miami is the right node for brands selling into Florida's 23 million residents, importing through PortMiami, Port Everglades or MIA, or shipping to Latin America and the Caribbean. It is not a single national node, because the peninsula puts the Northeast, Midwest and West Coast several ground days away.

Ground reach

Florida's 23,462,518 residents (US Census Bureau, July 2025) are the near market. Atlanta is 661 road miles away, and the Northeast, Midwest and West Coast are multi-day ground, so pair Miami with a second node for national DTC.

Warehouse rent

Miami-Dade warehouse/distribution space averaged $14.90/SF net asking at 5.6% vacancy, the lowest vacancy in Florida. Broward averaged $17.26/SF at 5.7% (Cushman & Wakefield, Q3 2026).

Labor floor

$15.00/hr Florida minimum since September 30, 2026, up from $14.00. Annual inflation indexing resumes in 2027. State law bars Miami-Dade and Broward from setting a higher private-sector wage.

Sales tax trigger

More than $100,000 of Florida remote sales in the prior calendar year, with marketplace sales excluded, but inventory in a Florida warehouse creates nexus by itself. 6% state rate plus a 1% surtax in Miami-Dade and Broward, 7% combined.

Air cargo

MIA ranked first in the US for international freight in 2025 at 2.89M US tons, up 14.0%. PortMiami handled 1,115,058 TEUs and Port Everglades a record 1,167,552 TEUs in fiscal 2025.

South Florida isn't one market. Pick the corridor before the 3PL.

A building in Medley sits minutes from MIA, the FedEx Ground station and the Florida Turnpike, while one in Coral Springs sits in a northern Broward suburb with its own labor pool and rents. That choice sets your drayage distance from PortMiami or Port Everglades, the workers your 3PL can hire, and the base rent behind every storage quote.

Submarket
What it is built for
2026 market read
Airport West / Doral (Doral, Sweetwater, Miami)
Brands that live on MIA air cargo, Latin America exports and freight forwarders, with the Palmetto Expressway, SR 836 and the Turnpike at the door.
5.3% vacancy at $16.06/SF warehouse/distribution asking, with 1.54M SF under construction, the largest pipeline in Miami-Dade (Cushman & Wakefield, Q3 2026). CBRE measured Airport/Doral at 7.8% vacancy and $19.86/SF, with 302,000 SF of negative absorption year to date, up from 5.0% vacancy a year earlier.
Medley / Airport North (Medley, Hialeah Gardens)
Container-fed and big-box DTC or retail replenishment programs that want MIA, the FedEx Ground Medley station and the Turnpike within a short run.
6.4% vacancy at $16.95/SF warehouse/distribution asking, with 363,467 SF under construction (Cushman & Wakefield, Q3 2026). CBRE recorded 727,000 SF of Medley absorption year to date and 7.5% vacancy at $17.76/SF, and the quarter's largest new lease, 235,812 SF, landed on NW 138th Street here.
Miami Lakes / North Central Dade (Miami Lakes, Hialeah, Opa-locka)
High-volume DTC fulfillment that wants the deepest north-county labor pool, quick access to I-75, the Palmetto and the Turnpike, and a shorter run into Broward.
North Central Dade absorbed 1.28M SF year to date at $12.32/SF warehouse/distribution asking, the lowest rent in the county, while Miami Lakes sat at 9.6% vacancy and $16.60/SF (Cushman & Wakefield, Q3 2026). CBRE counts 1.47M SF under construction in North Central Dade, now the county's largest pipeline by its measure.
South Dade / Kendall (Kendall, Coral Gables, Homestead)
Smaller-footprint programs and same-day delivery into Kendall, Coral Gables and the southern suburbs, plus brands willing to look south of the Turnpike for future big-box supply.
South Dade posted 6.6% vacancy at $16.28/SF warehouse/distribution asking (Cushman & Wakefield, Q3 2026). CBRE measured Kendall/Tamiami at 2.6% vacancy and $23.50/SF, the highest submarket rent it tracks in the county, and South Dade at 4.2% with 284,000 SF absorbed year to date.
Central / Southeast Broward (Fort Lauderdale, Dania Beach, Hollywood)
Importers using Port Everglades and the adjacent rail ramp, plus brands that want I-95, I-595 and Fort Lauderdale-Hollywood International Airport close by.
Central Broward sat at 3.6% vacancy and $15.75/SF warehouse/distribution asking, FTL Airport/Dania at 3.8% and $17.95/SF, and Southeast Broward at 3.5% and $16.56/SF (Cushman & Wakefield, Q3 2026). CBRE's Central Broward read was 5.8% vacancy and $18.22/SF, with 185,000 SF of negative absorption year to date.
North Broward (Pompano Beach, Coral Springs, Deerfield Beach)
DTC programs serving Broward and Palm Beach households, with I-95, Florida's Turnpike and the Sawgrass Expressway and newer speculative space coming online.
6.9% vacancy, up 260 basis points year over year, at $17.38/SF warehouse/distribution asking (Cushman & Wakefield, Q3 2026). Pompano Beach rents rose 18.7% year over year to $18.36/SF, the strongest growth in Broward, and 483,806 SF is under construction there. CBRE recorded 318,000 SF delivered vacant in Coral Springs in Q3 2026.

Rents are average asking rates in dollars per square foot per year. Cushman & Wakefield figures are net (before taxes, insurance and common-area costs), while CBRE blends net and gross listings, which is why its numbers run higher. Both are what a 3PL pays its landlord, not what a brand pays per pallet.

Why brands put inventory in Miami, and what quietly changes the math

Six local factors that move a South Florida fulfillment quote more than the headline rate does.

Freight lands by air at MIA and by sea at two ports, and a thin pool of port truckers sets the drayage bill

Miami International ranked first among US airports for international freight in 2025 at 2.89 million US tons, up 14.0%, and its Latin America and Caribbean trade reached 1,080,353 tons, led by cut flowers (400,300 tons) and seafood, with $2.74 billion of pharmaceutical exports. On the water, PortMiami handled 1,115,058 TEUs in fiscal 2025 and Port Everglades set a record of 1,167,552 TEUs, both with Florida East Coast Railway links. C.H. Robinson's October 2026 drayage update flagged South Florida for little spare capacity and a small pool of port-qualified drivers, so longer terminal waits cut turns fast. Because Florida takes in roughly twice the freight it ships out, inbound truckload rates often run two to three times outbound rates on the same lane (Migway, March 2026), which favors importing straight into South Florida.

Ask: Which port or airport do your current clients' goods come through, and what do you charge for drayage, chassis and storage from each? Do you have bonded or cold-chain space near the MIA cargo area, and how fast do you devan a floor-loaded 40-foot container?

Sources: Miami International Airport, 2025 cargo rankings; Port Everglades, FY2025 records, Dec 2025; C.H. Robinson, drayage update, Oct 2026.

The parcel network clusters around MIA, and the peninsula caps your ground reach

FedEx Ground runs a 217,015-SF station in Medley built for up to 15,000 packages an hour, and Amazon's 885,000-SF fulfillment center at Miami-Opa locka Executive Airport has operated since 2018, when Amazon also began double-daily Amazon Air freighter flights at MIA. A warehouse in Medley or Doral can usually hold a later carrier pickup than one in North Broward or South Dade. The bigger constraint is geography: Atlanta is 661 road miles from Miami, so most of the country beyond Florida and Georgia is a multi-day ground ship. Brands with national demand should treat Miami as a Florida and Latin America node and pair it with a second warehouse.

Ask: What are your daily pickup times for each carrier, and do you inject directly at carrier hubs? What share of your current clients' ground parcels deliver in two days or less?

Sources: FreightWaves, FedEx Ground Medley facility, Nov 2009; Miami International Airport, Amazon Air, Oct 2018; Maps of World, Miami to Atlanta distance.

Florida's wage floor just hit $15, and the county living wage no longer reaches new contracts

Florida's minimum wage rose to $15.00 an hour on September 30, 2026, up from $14.00, the last fixed step of the voter-approved constitutional amendment. Inflation indexing resumes with the September 30, 2027 calculation, and Florida law firm Lowndes reads the first indexed rate as taking effect January 1, 2028. Miami-Dade's living wage of $18.40 with health benefits or $22.53 without covers only county service contracts and MIA concessions awarded before September 30, 2026, because state law now bars it on later contracts, and it never applied to private warehouses. HB 433, signed in April 2024, also blocks local heat-protection rules, so dock heat safety depends on each operator's own policy.

Ask: What is your starting wage now that the floor is $15.00, and how much did your labor rates rise on September 30? What is your written heat-illness and break policy for dock staff from June through September?

Sources: Lowndes, Florida minimum wage $15.00, 2026; Miami-Dade County, 2026-2027 living wage rates; Orlando Weekly, HB 433 signed, Apr 2024.

Florida has no personal income tax, but your inventory creates sales tax nexus the day it lands

Remote sellers must register once taxable Florida sales exceed $100,000 in the prior calendar year, and sales made through registered marketplaces do not count toward that test. Inventory stored in a Florida warehouse, including one run by a 3PL or Amazon, creates physical-presence nexus regardless of sales volume, so you collect 6% state tax plus the 1% surtax in both Miami-Dade and Broward. Florida also stopped taxing commercial rent on October 1, 2025. Importers can also use foreign-trade zones: FTZ 32 and FTZ 281 cover Miami-Dade, and Port Everglades' FTZ 25 moved nearly $9 billion of goods in 2024, deferring duty until goods enter US commerce. Confirm all of this with a tax advisor before you ship inventory in.

Ask: Is your building inside an activated foreign-trade zone, or can it be added under the Alternative Site Framework? Can you report inventory by SKU and date so our tax advisor can track Florida nexus and duty deferral?

Hurricanes get the headlines, but the 2023 flood is the better stress test

Hurricane season runs June 1 to November 30. After Hurricane Irma, about three-quarters of Miami-Dade was without power on September 11, 2017, and more than 6.5 million Florida homes and businesses were out statewide. On April 12, 2023, with no hurricane at all, Fort Lauderdale-Hollywood International Airport recorded 25.91 inches of rain in one day, the airport closed until the morning of April 14, flooding disrupted Port Everglades fuel operations, and damage reached about $1.1 billion. FEMA flood maps updated in July 2024 moved some Broward properties into flood zones, which can add flood premiums on top of windstorm coverage.

Ask: What is your building's FEMA flood zone and finished-floor elevation, and do you have backup generation for the WMS and dock doors? What does your contract say about force majeure, storm shutdowns and who insures our inventory?

Sources: Texas Public Radio (NPR), Irma outages, Sept 11, 2017; 2023 Fort Lauderdale floods; WareSpace, Fort Lauderdale warehouse costs, June 2026.

Land is boxed in by the Everglades and the ocean, so vacancy stays low even when supply arrives

Miami-Dade vacancy fell to 5.6% in Q3 2026, the lowest in Florida and the only year-over-year decline in the state, while construction dropped to about 2.3M SF (Cushman & Wakefield). CBRE counts 2.87M SF underway, down from nearly 9M SF three years ago, and new buildings ask about $20.25/SF. Growth room is limited by the county's Urban Development Boundary: commissioners needed an 8-3 veto override in November 2022 to open 380 acres south of the Turnpike for the South Dade Logistics and Technology District. The near-term watch item is 3.4M SF of listed Miami-Dade space and more than 3M SF in Broward scheduled to come available, which gives tenants some leverage into 2027.

Ask: When does your building lease expire, and does our storage rate carry an escalator tied to your rent? Will you lock pallet and per-order rates for 24 months?

Sources: Cushman & Wakefield, Miami Industrial Q3 2026; CBRE, Miami Industrial Figures Q3 2026; CBS Miami, UDB veto override, Nov 2022.

Miami 3PL questions brands actually ask

Is Miami a good location for a single-node DTC warehouse?

Only if most of your customers are in Florida or Latin America. Florida alone had 23.46 million residents in July 2025 (US Census Bureau), but Atlanta is 661 road miles from Miami, and the rest of the country is a multi-day ground ship. National DTC brands should treat Miami as a regional node and pair it with a warehouse in the Southeast, Midwest or Northeast.

How much does warehouse space cost in Miami in 2026?

Miami-Dade warehouse/distribution space averaged $14.90/SF per year net asking in Q3 2026, and Broward averaged $17.26/SF (Cushman & Wakefield). CBRE, which blends net and gross listings, put Miami-Dade at $17.79/SF, up 7.4% year over year, and new buildings at about $20.25/SF. A 3PL turns that rent into per-pallet storage charges, so higher-rent corridors usually quote higher storage.

Which Miami submarket is best for a 3PL warehouse?

It depends on how your freight arrives and who you ship to. Airport West / Doral and Medley suit MIA air cargo, Latin America exports and container programs close to the FedEx Ground station. North Central Dade has the county's lowest rent at $12.32/SF (Cushman & Wakefield, Q3 2026), and Central / Southeast Broward suits Port Everglades importers.

How does hurricane season affect Miami fulfillment?

Plan for disruption from June 1 to November 30, and for flash flooding any time of year. Hurricane Irma left about three-quarters of Miami-Dade without power in September 2017, and the April 12, 2023 rainstorm dropped 25.91 inches on Fort Lauderdale and closed its airport for about two days. Ask any 3PL about its flood zone, backup power and storm-shutdown terms.

How do imported goods reach Miami warehouses?

Ocean containers move through PortMiami, which handled 1,115,058 TEUs in fiscal 2025, or Port Everglades, which set a record of 1,167,552 TEUs. Both have Florida East Coast Railway links, but most local moves are short truck drays from a small pool of port-qualified drivers. Air freight from Latin America flows through MIA, the top US airport for international freight in 2025.

Does storing inventory in a Florida warehouse change my sales tax?

Yes. Inventory in a Florida warehouse, including one run by a 3PL, generally creates nexus by itself, even below the $100,000 remote-seller threshold. You then collect 6% state tax plus the local surtax, which is 1% in both Miami-Dade and Broward. Florida also stopped taxing commercial rent on October 1, 2025. Confirm your situation with a tax advisor.

What should I ask a Miami 3PL before signing?

Ask which port your containers come through and what drayage costs from PortMiami and Port Everglades. Ask for carrier pickup times and how close the building is to MIA and the Medley parcel hubs. Ask how labor rates changed when the $15.00 minimum took effect on September 30, 2026, what the building's flood zone and backup power are, and when its lease expires.

How does 3PL Bridge choose which Miami warehouses appear here?

Every facility belongs to an operator with a signed agreement with 3PL Bridge, and each profile reflects what the facility runs today: order volume, certifications, systems and retail programs. Operator names stay private until the brand chooses who to meet. There is no cost to brands.
