Phoenix 3PL warehouses
Phoenix gives Western brands a one-day truck to Southern California at lower rent, but the corridor you pick decides your costs. Tolleson sits on I-10 West next to the Goodyear parcel sorts, while Tempe and Chandler put you in the East Valley labor pool. Partner names stay private until your team chooses who to meet.

Phoenix is the right single node for brands whose customers are concentrated in the Southwest and Southern California, and a strong western half of a two-node network. It is not the right single node for a brand with heavy East Coast or Midwest demand that needs fast, cheap ground delivery there.
Ground reach
One-day truck haul to more than 33 million people in seven states, including the Los Angeles and Long Beach ports, and nearly the entire Southwest in two days (Greater Phoenix Economic Council). East Coast customers are a long ground haul.
Warehouse rent
$1.13/SF/month overall NNN asking, 10.3% vacancy (Cushman & Wakefield, Q3 2026). Southwest Valley is cheapest at $0.91.
Labor floor
$15.15/hour Arizona minimum wage since January 1, 2026. Flagstaff is higher at $18.35.
Sales tax trigger
$100,000 in Arizona gross sales for remote sellers. Inventory stored in an Arizona warehouse creates nexus from the first dollar. State TPT is 5.6%; combined rate in Phoenix is 8.6%.
Ports and rail
Union Pacific and BNSF both serve the metro. BNSF runs Phoenix to Dallas-Fort Worth intermodal six days a week, and its Logistics Park Phoenix first phase is slated for early 2027.
Vetted network
13 facilities across 3 submarkets, each run by an operator with a signed 3PL Bridge agreement. No cost to brands.

A building in Tolleson and a building in Chandler sit on opposite sides of the Valley, in different rent bands, different labor pools and different distances from the West Valley parcel sorts and the I-10 West freight lanes. That spread shows up in drayage, pickup cutoffs and storage rates before any 3PL builds a quote.
Rents are average asking NNN rates per square foot per month (multiply by 12 for annual) from the broker report cited in each row; taxes, insurance and maintenance are extra, and a 3PL's storage rate is priced on top of its own lease.
The six local factors that move a Phoenix quote more than the headline storage rate.
Greater Phoenix sits inside a one-day truck haul of the Los Angeles and Long Beach ports, which is why so many Western brands use it to escape California costs. The rent gap is real on the West side: Southwest Valley asks $0.91/SF/month (Cushman & Wakefield, Q3 2026) against $1.04 in Inland Empire East and $1.15 in Inland Empire West (CBRE, Q3 2026). The catch is that your containers still clear in California. In October 2026, a Southern California railcar shortage was extending import dwell at both ports and slowing containers moving inland (C.H. Robinson, October 2026).
Ask: Do you dray containers from the LA and Long Beach ports yourself or broker it, and what is your all-in cost and transit for a 40-foot container to your dock? How do you handle transloaded 53-foot trailers versus floor-loaded containers at receiving?

UPS built its Phoenix-area package hub in Goodyear's PV303 development near Loop 303 and I-10: a 618,000 SF building on 140 acres phased in from 2017 to 2019. FedEx Ground opened a 425,000 SF regional sortation center in Goodyear in 2021, its sixth facility in the metro. Amazon runs multiple fulfillment and delivery sites across the Valley and flies Amazon Air through Sky Harbor, which moved 358,426 tons of air cargo in 2025, up 5.7%. A building closer to the Goodyear sorts can often run later carrier pickups than one in the far East Valley.
Ask: What are your daily UPS, FedEx and USPS pickup times, and are they scheduled pickups or injections at the hub? What carrier contracts and zone skipping options do you bring for West Coast versus Texas and Midwest volume?

Arizona's minimum wage rose $0.45 to $15.15 an hour on January 1, 2026, indexed to inflation by the Industrial Commission of Arizona. Flagstaff sets its own floor at $18.35, but metro Phoenix cities follow the state rate. Arizona unemployment rose to 4.9% in August 2026 (Kidder Mathews, Q3 2026), which eases hiring somewhat. The bigger long-term pull is TSMC's $165 billion north Phoenix campus, whose second fab is now set to open in 2027, a year early, along with the suppliers it draws.
Ask: What is your starting warehouse wage and turnover rate today, and how much of your peak labor is temp? How did your labor costs change after the January 2026 increase, and how is that built into your pick and pack rates?

Arizona's economic nexus threshold for remote sellers is $100,000 in gross sales into the state, and marketplace facilitator sales do not count toward it (Arizona Department of Revenue). Storing inventory in an Arizona 3PL or FBA building is physical presence, which creates nexus regardless of sales volume. Arizona's tax is a transaction privilege tax (TPT) with a 5.6% state rate, and combined rates run to 11.2%; the City of Phoenix lists a combined state, county and city rate of 8.6% as of January 1, 2026. Confirm your registration and filing obligations with a tax advisor before inventory lands.
Ask: Can you tell us which city the facility sits in for TPT purposes, and will you provide inventory location reports our tax advisor needs? Do other brands you serve register for an Arizona TPT license before their first inbound?

Phoenix hit 110 degrees on a record 54 days in 2023, including 31 straight days in July. In 2024 it ran 113 consecutive days at 100 degrees or more, from May 27 to September 16, and summer 2025 was the fourth hottest on record. On August 25, 2025, a haboob with 70 mph gusts halted Sky Harbor flights for about an hour and knocked out power to more than 60,000 customers. Arizona's April 2026 workplace heat guidelines are voluntary, and Phoenix's heat ordinance covers only city contractors, so heat protections vary by operator.
Ask: Is the building air conditioned or evaporative cooled, what are the summer interior temperatures, and do you have temperature-controlled zones for supplements, cosmetics, candles or chocolate? What is your backup power plan and your heat illness prevention plan for dock staff?

Metro vacancy fell to 10.3% in Q3 2026, down 300 basis points in a year, and asking rents have risen three straight quarters (Cushman & Wakefield, Q3 2026). Vacancy in 300,000 SF and larger buildings dropped to 5.1% from 14.6% a year earlier, while 100,000 to 250,000 SF buildings are still 19.7% vacant. Construction more than doubled to 20.5 million SF from 9.5 million at the end of 2025, and CBRE reports asking rents up 9.0% year over year. Expect storage rates to drift up at renewal, especially in operators leasing big-box space.
Ask: When does your lease on this building expire, and how will a renewal at higher rent flow into our storage rates? Will you lock storage pricing for the full contract term, or is there an annual escalator?

Yes, if most of your customers are in the West and Southwest. Greater Phoenix reaches more than 33 million people in seven states within a one-day truck haul and nearly the entire Southwest in two days (Greater Phoenix Economic Council). Brands with large East Coast or Midwest demand should pair Phoenix with a central or eastern node rather than ship cross-country by ground.
Phoenix industrial space averages $1.13 per square foot per month NNN overall, or about $13.56 per year, with 10.3% vacancy (Cushman & Wakefield, Q3 2026). The Southwest Valley is cheapest at $0.91 per month, and Tolleson is $0.86 (Kidder Mathews, Q3 2026). East Valley submarkets like Chandler run $1.39, so location changes the base cost a 3PL builds into storage.
For most high-volume ecommerce brands, the West Valley along I-10, from Tolleson out to Goodyear, is the best fit. It has the lowest rents in the metro ($0.86 to $1.01 per square foot per month, Kidder Mathews, Q3 2026) and sits near the UPS and FedEx Ground facilities in Goodyear. Tempe and Chandler suit brands that want East Valley labor and local delivery reach, and the Airport area suits brands that need a central location.
Heat is the main operating risk for products that melt, separate or degrade. Phoenix had a record 54 days at 110 degrees or more in 2023 and 113 straight days at 100 degrees or more in 2024. Monsoon season adds haboobs: an August 25, 2025 dust storm halted Sky Harbor flights for about an hour and cut power to more than 60,000 customers. Ask any operator for summer interior temperatures and backup power plans before you store heat-sensitive goods.
Most import freight trucks in from the Los Angeles and Long Beach ports, which sit within a one-day truck haul of Phoenix, either as drayed containers or transloaded 53-foot trailers. Union Pacific and BNSF both serve the metro, and BNSF runs Phoenix to Dallas-Fort Worth intermodal six days a week, with its Logistics Park Phoenix first phase slated for early 2027 (FreightWaves, August 2026). Port conditions still matter: in October 2026, a railcar shortage was extending import dwell at both ports (C.H. Robinson).
Yes. Inventory stored in Arizona gives you physical presence, so you owe Arizona transaction privilege tax (TPT) on taxable sales into the state from the first dollar, not only after you pass the $100,000 economic nexus threshold. The state TPT rate is 5.6%, and the combined rate in the City of Phoenix is 8.6% as of January 2026. Confirm registration and filing details with a tax advisor.
Ask five local questions. First, what are the summer interior temperatures and is any space truly climate controlled? Second, what are the daily UPS, FedEx and USPS pickup times relative to the Goodyear sorts? Third, what is the all-in cost and transit to dray a container from the LA and Long Beach ports? Fourth, when does their building lease expire and how will a renewal affect your storage rate? Fifth, what is their starting wage against the $15.15 Arizona minimum, and how much peak labor is temp?
Every facility belongs to an operator with a signed agreement with 3PL Bridge, and each profile reflects what the facility runs today: order volume, certifications, systems and retail programs. Operator names stay private until the brand chooses who to meet. There is no cost to brands.
